Huntley is unusual here, and pleasantly so for homeowners: it has the newest housing stock of any town we cover, by a wide margin.

The Del Webb Sun City active-adult community opened in the late 1990s and reshaped the village. Together with Wing Pointe, Talamore and Georgian Place, the overwhelming majority of Huntley housing was built from 1999 onward — to modern code, with 200-amp services and grounded wiring throughout.

So the honest headline is short: there is almost certainly nothing wrong with your wiring. No knob-and-tube, no fuse boxes, no aluminium branch circuits, no obsolete panel brands. If somebody arrives at a Sun City house talking about rewiring, they are selling something that does not apply.

The small historic centre around Main Street, roughly 1870 to 1950, is the genuine exception and behaves like the older housing it is.

What Huntley actually needs: standby power

Generator interest runs genuinely higher here than in neighbouring towns, and the reason is demographic rather than electrical.

An active-adult community has a materially different tolerance for a multi-day outage than a family household. Somebody who can decamp to a relative's house for two nights experiences an outage as an inconvenience. A retirement-age household — particularly one on a well, or with a medical device that needs power, or for whom a house at 45 degrees in January is a genuine health risk — does not.

That is a real difference and it deserves a straight answer rather than an upsell.

Sizing: the question worth asking

The expensive default is a whole-house unit sized to run everything at once — roughly $6,500 to $16,000 installed.

The alternative is a smaller unit paired with a managed load panel, powering what actually matters: the furnace, the refrigerator, the well pump if you have one, medical equipment, some lighting and outlets. It costs meaningfully less and covers the scenario people are actually worried about.

Ask for both to be quoted. The difference is usually several thousand dollars, and the smaller option is frequently the better fit — a point most quotes will not volunteer.

Placement, and the HOA

This is where Huntley generator projects actually get delayed, and it is not the electrical work.

Del Webb communities typically operate architectural review covering anything visible from the street or a neighbouring lot. Generator pads, screening, setbacks and sound levels are commonly addressed.

Confirm the association's rules before equipment is ordered. The electrical permit is straightforward and the village handles it briskly. The association approval is what sets the timeline, and discovering a placement restriction after a unit has been delivered is an expensive way to learn it.

Underground utilities: fewer outages, longer ones

Huntley's modern subdivisions are on underground distribution, which produces a specific pattern worth understanding when weighing a generator.

Buried cable is not exposed to wind, ice, or falling branches, so outages are less frequent. But when a fault does occur, locating and excavating it takes substantially longer than restringing an overhead conductor, so outages are longer when they happen.

For most households that trade is favourable. For the households described above it is precisely the wrong way round — a rare eighteen-hour outage is worse than frequent ninety-minute ones. That, more than anything, is the standby case in Huntley.

The other work here

EV charging is straightforward: attached garages, modern services, short runs. Roughly $700 to $2,200 installed.

Accessibility work is quietly common and rarely discussed as electrical work at all — relocating outlets and switches to reachable heights, adding lighting on stairs and in hallways, rocker switches in place of toggles, better task lighting in kitchens and bathrooms. It is modest work with a disproportionate effect on how usable a house is, and it is worth asking about directly because few contractors will raise it.

Panels here are neither obsolete nor usually undersized. Where a Sun City house has run out of breaker positions, a sub-panel at roughly $900 to $1,800 is the answer rather than a service replacement.

Downtown Huntley

The small historic centre around Main Street, roughly 1870 to 1950, is the one part of the village where the older-housing playbook applies.

Those houses carry the period profile — ungrounded circuits, undersized services, and equipment that has been added to over decades rather than replaced. The sequence there is the service first, at roughly $2,200 to $4,800 plus $1,000 to $1,500 where the mast and meter socket are original, and then whatever branch circuits turn out to be genuinely deteriorated.

It is a small number of houses in a village dominated by new construction, which creates its own problem: an electrician whose Huntley experience is entirely Sun City may not have worked on anything like it. Worth asking.

Permits and utility

Electrical permits go through the Village of Huntley — Development Services department. Anything adding a circuit or replacing service equipment needs a permit and an inspection, generators and transfer switches included.

Huntley is in ComEd territory, so any service disconnect is scheduled with ComEd.

For Sun City residents there are effectively two approvals — the village permit and the association's architectural review. They run independently, and the second is usually the slower of the two.
